Thank you for visiting my website.  It is my hope this site will provide a quick overview on me and what I provide my clients.   The first fact I can offer that sets me apart from almost every other Realtor is I only deal with Cape Coral.  You are probably used to seeing an agent whose "expertise" includes all of Southwest Florida, several counties, a few cities.  I can assure you no one person an be an effective Realtor working with those parameters. 

I know Cape Coral; and more specifically, the waterfront properties and waterways of this city.  Sure a house is on water; but to where does the water lead?  Are there bridges? How high?  And here's a very important question, How deep is the water?  Low tide, high tide? These are what I know, as someone who has boated for years in and around Cape Coral. Many people have bought a home only to find they cannot lower their boat for a ride at low tide!  Some areas are more prone to sediment build up over time than others.  Will the depth enjoyed now remain for years in the future?  Some answers I know by keeping records of area canals depths; others I just jump on my boat and find out.  The value is in the knowing.

The decision to buy or sell is just the beginning of a process.  My clients will find that I will, from the first introduction, exceed every expectation they may have.  I realize most people coming into our area have experienced purchasing or selling a home.  Our explosive growth in the Cape may have slowed from the past few years but there is a constant growth being driven by new Florida residents and out of state home owners wishing to acquire a second home.  It has never been a better time to purchase a home here in Southwest Florida!  We also are experiencing a large group of clients coming from outside the United States especially Western Europe and Canada.  Currency exchange rates make buying property here a highly profitable endeavor. 

We are in a buyer's market and investors have a great opportunity to find a abundance of properties that will offer diversification for their portfolios. Cape Coral is unique to much of Florida in that we still have much of our city undeveloped and available for residential growth.  And our city offers great value for those boaters who want to have their boat right behind their home.  Many factors influence both sides of the real estate market.  Currently, some of these conditions are changing.  Because of these changes, having an agent and company capable of offering full representation, proper marketing in local and international media, and resources to address every need from the initial interview through closing, is paramount.
